# Dubai Golden Visa via Property — Complete Guide

## Dubai property investor route: check eligibility before buying

Property ownership can support an application for Dubai's renewable 10-year Golden Residence. Buying a property does not itself issue a visa. GDRFA's investor rules require at least AED 2 million across one or more properties; for joint ownership, the applicant's share must meet that threshold. DLD property-status evidence is required, and a licensed valuation may be accepted.

## Mortgaged and off-plan property

DLD's application page permits mortgaged property. Its terms require a bank NOC recording the paid amount and balance; its description also requests bank proof of AED 2 million paid. Ask the service centre to confirm your case before committing funds. The page does not state a universal 50% mortgage ceiling.

ICP's Golden Residency guide includes qualifying off-plan purchases of at least AED 2 million from approved local real estate companies. That does not make every developer payment plan eligible. Obtain confirmation of the project, ownership documents and application route before relying on an advertised visa benefit.

## Documents, costs and application steps

DLD lists a passport, title deed or e-title certificate, photograph, and UAE ID/current residence permit where applicable. Its investor must be inside the UAE. Submit the required documents and fees at a listed service centre, complete the medical examination and await the residence-permit decision.

As checked on 3 November 2026, DLD publishes an investor package total of AED 9,884.75 and a service time of 7–10 business days. Family applications are charged separately. Confirm the current itemised quotation and when the processing period starts; property purchase and document preparation add their own time.

## Family and continuing eligibility

ICP describes residence permits for spouses, children regardless of age, and parents, plus domestic-worker sponsorship under applicable rules. Supporting documents and approval still apply. GDRFA describes continuing ownership requirements and exemption from the usual 180-day absence rule. Check before selling, transferring or changing the qualifying property.

## Assess the investment separately

Residency eligibility is not a rental-yield or price-growth forecast. Compare the property's asking price, realistic rent, service charges, vacancy, maintenance, finance costs and resale options. Use the non-resident buying guide for a purchase checklist and current public listings to start a shortlist.

The Federal Tax Authority excludes qualifying real estate investment income from a natural person's business activities for Corporate Tax. This is not a blanket exemption for every company, ownership structure or overseas tax obligation. Get advice for your ownership and tax residence.

Tahani can help shortlist property and coordinate transaction questions. Confirm visa eligibility, service scope and fees directly with the competent authority or authorised service centre.

## Frequently asked questions

Does buying an AED 2 million property automatically give me a visa?

No. Property ownership supports a separate application. GDRFA requires at least AED 2 million in qualifying ownership; approval and supporting evidence are still required.

Can mortgaged property qualify?

Yes, subject to bank evidence and the authority’s conditions. DLD’s terms request a bank NOC with paid amount and balance; its description also asks for proof of AED 2 million paid. Confirm your case with the service centre.

Can off-plan property qualify?

ICP includes qualifying off-plan purchases from approved local companies. Confirm the project, documents and application route before relying on a developer’s visa claim.

What does the Dubai investor application cost and how long does it take?

DLD lists AED 9,884.75 and 7–10 business days as checked on 3 November 2026. Confirm the current quotation, required documents and start of processing. Family applications and property-purchase costs are separate.

Can family members apply?

ICP describes permits for spouses, children and parents, subject to supporting documents and applicable procedures. Domestic-worker sponsorship follows its own rules.

Does Golden Visa eligibility guarantee property returns?

No. Assess realistic rent, service charges, vacancy, maintenance, financing and resale options separately from residency eligibility.
