Compare net income, not just an advertised percentage. Dubai rental yield depends on the specific property, purchase cost, achievable rent and expenses. Use the calculator below to compare your assumptions, then verify them for each unit.
Gross yield = full-year rent ÷ purchase price × 100. It leaves out vacancy and costs. In this guide, net operating yield = (collected rent − annual operating costs) ÷ (price + acquisition costs) × 100. Collected rent allows for the vacant months entered. Neither figure includes financing payments, taxes, capital appreciation or selling costs.
Illustrative assumptions only. Replace the numbers with a dated property-specific budget. Entries stay in your browser and are not submitted.
Assume a price of AED 1,000,000, acquisition costs of AED 80,000, full-year rent of AED 80,000, one vacant month and annual operating costs of AED 15,000. Expected collected rent is 80,000 × 11 ÷ 12 = AED 73,333.33. Operating income is AED 58,333.33. Divide by AED 1,080,000 to obtain 5.40%. These numbers demonstrate the calculation; they are not market observations or a return forecast.

Try a lower rent, a longer vacancy and a larger repair allowance. Keep the property and assumptions dated. A negative operating income is possible, and a positive operating yield does not establish the eventual sale result. Read the investment-area comparison guide before choosing a location from a headline percentage.
See confirmed current listings or ask Tahani to check a property against your budget and intended use. The community list does not imply that Tahani currently has a live unit in every area.
Divide a full year’s rent by the property purchase price, then multiply by 100. For an illustrative AED 1 million property with AED 80,000 annual rent, gross yield is 8% before costs or vacancy.
For the calculator on this page, subtract vacancy-adjusted lost rent and annual operating expenses from full-year rent, then divide by purchase price plus acquisition costs. Financing payments and taxes are excluded and must be considered separately.
This guide does not have a verified current dataset that establishes a highest-yield community. Compare actual properties using the same rent period, purchase basis, charges and vacancy assumptions.
No. It only calculates the assumptions entered. The defaults are hypothetical, and actual rent, costs, occupancy and sale value may differ.
