Renting vs Buying in Dubai — Costs and Break-Even

By Hammad Roshan, CEO · Tahani Real Estate Brokers · Published 2026-06-11 · Updated 27 October 2026

There is no universal year when buying becomes cheaper than renting. Compare the same home over the same period, including interest, building costs, entry and exit fees, potential sale proceeds and the return you give up on cash tied up in the purchase. Principal repayments build equity but still need to fit your monthly budget.

Start with the actual home and your likely move date

Renting can preserve flexibility and cash when your job, family needs or preferred community may change. Budget for the quoted rent, deposit, brokerage, registration and moving costs; read the tenancy's early-exit terms. A refundable deposit is cash tied up, rather than a permanent expense unless deductions apply.

For a purchase, obtain comparable sale evidence, a lender offer, the building's approved service charges and a realistic resale plan. Use the DLD Service Charge Index for the relevant project, usage and year, and obtain the unit's current statement. A generic city-wide charge or yield cannot price a particular apartment.

Separate the deposit from transaction costs

For a first house used by its owner, the CBUAE's in-force 2020 amendment sets maximum financing at 80% for expatriates and 85% for UAE nationals at a property value of AED 5 million or less. These are ceilings for that category; the bank can approve less. Other categories differ. The mortgage regulations also require affordability assessment, including other debt and rate stress, with a maximum debt-burden ratio of 50% of gross salary and qualifying regular income. Approval is individual.

On an assumed AED 1.2 million purchase with an approved AED 960,000 loan, the deposit is AED 240,000. Fees and reserves are additional:

Use our buying-fees checklist and first-time buyer guide to reconcile the bills. Avoid counting overlapping charges twice. Keep an emergency reserve outside the purchase.

An illustrative AED 1.2 million comparison

The following are chosen planning assumptions, not current market averages, a lender quote or a transaction quotation: rent AED 84,000 a year; loan AED 960,000 repaid monthly over 25 years at a constant nominal annual rate of 5.5%; service charges AED 11,250 a year; insurance and upkeep AED 3,000 a year; non-refundable purchase costs AED 90,000; and sale costs AED 25,200. Replace every figure with your own.

The amortising payment is approximately AED 5,895 a month. In year one, about AED 52,341 is interest and AED 18,402 repays principal. Add AED 14,250 of annual running costs: owner cash payments are about AED 84,993 that year, of which AED 66,591 is interest and running costs. Upfront cash is AED 330,000 for deposit plus assumed purchase costs, before your reserve. Do not compare interest alone with rent and call that the monthly affordability test.

Assume the home sells for the original AED 1.2 million at each exit date, rent and running costs stay flat, and the loan rate stays unchanged. Owner cost below is purchase costs + interest paid + running costs + sale costs. Deposit and principal are recovered through the assumed sale equity; they are not counted again as costs.

5 yearsAED 420,000AED 437,171
10 yearsAED 840,000AED 726,627

This deliberately limited illustration excludes investment returns on cash, renter transaction costs, refundable deposits, taxes and differences in utilities or moving costs. Include them in a personal comparison. It assumes no major unbudgeted repair or financing exit charge; replace the expense allowances with itemised quotes. A real mortgage's fixed period may expire, and its later rate can change.

Stress-test the result before choosing

At five years this example still puts ownership about AED 17,171 above rent paid. A longer holding period spreads entry costs, but does not guarantee a win. A 10% fall in the assumed resale price adds AED 120,000 to owner cost if the stated sale-cost allowance is held fixed; a 10% rise subtracts that amount. Requote percentage-based sale charges when changing the sale price.

Also rerun for higher mortgage rates, different rent paths, repairs, slower resale and the return on cash you could retain by renting. For scale, an assumed 4% annual return on the initial AED 330,000 is AED 13,200 in the first year alone, before tax or risk; it is not a promised return or a complete cash-flow investment model. Compare end-of-period net wealth using equal starting cash and consistent reinvestment of monthly differences. Do not add mortgage principal to wealth twice.

Residency and tax need separate checks

The DLD investor service describes a renewable ten-year residence application for qualifying property ownership from AED 2 million. For mortgaged property it asks for bank evidence of AED 2 million paid, with a no-objection letter showing paid and outstanding amounts. Confirm your title, ownership share, financing, current fees and application conditions directly with the service before buying. A purchase does not automatically approve residency; the AED 1.2 million example above does not meet the stated value threshold.

The Federal Tax Authority excludes qualifying real-estate investment income of natural persons from business activities for UAE Corporate Tax. This is not a blanket exemption for every structure or activity. Check your own UAE and overseas tax position; transaction fees and ongoing property costs still belong in the comparison.

Rent if flexibility and preserving cash suit your circumstances; consider buying when the actual property, financing, cash reserve and downside scenarios fit your plans. Browse current listings or send Tahani your requirements for a property-specific discussion.

Frequently asked questions

Is it cheaper to rent or buy in Dubai?

There is no universal answer. Compare the same property and holding period using rent, mortgage interest, service charges, repairs, purchase and sale costs, resale value and the return on cash retained by renting. Check monthly affordability separately.

How much cash would the AED 1.2 million example require?

With an assumed approved AED 960,000 loan, the deposit is AED 240,000. Adding the example’s assumed AED 90,000 purchase costs gives AED 330,000 before an emergency reserve. These are planning assumptions, not a complete transaction quotation.

Are mortgage principal repayments an expense?

They require cash each month and reduce the loan balance. In a cost comparison, distinguish principal from interest and reflect the remaining debt in net sale proceeds. Do not count repaid principal twice as both a cost and additional wealth.

Does buying always beat renting after five years?

No. In this example with flat prices, rent and a constant mortgage rate, owner costs after five years are approximately AED 437,171 against AED 420,000 rent paid, before the stated exclusions. Different prices, rates, cash returns and costs change the outcome.

Is Dubai mortgage registration capped at AED 10,000?

Do not assume that cap. DLD’s mortgage registration service lists a 0.25% mortgage-value component and additional applicable charges. Ask the lender or trustee for an itemised bill for your registration route.

Does buying a mortgaged home automatically give a Golden Visa?

No. DLD describes qualifying property ownership from AED 2 million and requires financing evidence for mortgaged property, including AED 2 million paid and bank no-objection details. Confirm current eligibility and fees directly; approval is a separate process.
